Q 1. Are foreigners able to own land in Thailand?

Why should you make a will?
Q. I don’t have a will and I have no interest in creating one. Even if I ever were to pass away, my assets would be allocated to my nearest and dearest, right?
A. If you die without a will, you will deemed to have died intestate. Statutory intestacy rules will apply, instead of your own instructions. Some of your assets may end up going to people you didn’t want them to go to, leaving your intended recipient empty handed.

Legal translation- food for thought!
What strikes me about foreigners in Thailand is that when they are for eg. buying a condo, they don’t fully understand all the legal documents that concern them. These documents, such as contracts, property titles, etc. are generally in Thai. So many foreigners go to a translator to have them translated into their own language. What they don’t realise when they do this is that legal documents need to be translated by someone who has a legal background, for example a legal translator, a consultant in the legal field who has the ability to translate. A normal translator lacks the legal understanding that is required to interpret the actual legal definitions and implications, as laid down by the law.
